What is an EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection of the fixed wiring in a property. A qualified electrician tests circuits, the consumer unit, sockets, switches and earthing to find anything that is damaged, deteriorated or doesn't meet current safety standards.
Do landlords in Wales need one?
Yes. Under the Renting Homes (Wales) Act, landlords must ensure a valid electrical condition report is in place, usually renewed at least every five years, and provide a copy to contract holders.
Do homeowners need one?
It isn't a legal requirement for owner-occupiers, but an inspection is recommended every 10 years, and it is a sensible check when buying an older home.
What do the codes mean?
C1 means danger present, C2 means potentially dangerous, C3 means improvement recommended and FI means further investigation is needed. Any C1, C2 or FI results in an unsatisfactory report.
